Three days before closing

About a week before closing we were doing a walk through of the house when we noticed the leak under the kitchen sink, which had been pointed out by the inspectors and was very minor at inspection, was getting worse. While water wasn't pouring out it was dripping enough to warp the floor of the cabinet and about a half gallon of water had been pooled. We used a cup to remove the water that had collected and put a large mixing bowl under the leaky hot water valve to catch the drip. We pretty much had to empty it every 24 hours, so we were at the house to check the leak (which was getting worse) every day. Since we were at the house we decided we could start on a couple minor things ....

First of all we decided that the floor of the cabinet needed to be removed before it started to mold. Plus this would allow us to put a big bucket underneath the leaky valve because after about 12 hours the water was overflowing and pooling again on the floor of the cabinet. So Geoff took a hammer and knocked out the cabinet floor and Steph took care of the details:

Meanwhile ... Geoff decided to begin sanding the fireplace. The photo on the left was taken just after Geoff begin sanding.

After a couple hours of work with the palm sander and sponge sanders Geoff had made some progress.
